Ceilings show every flaw
Light rakes across a ceiling and shows everything. The crack along the seam. The brown ring from a leak two years ago. The tape joint sagging in the hallway.
You cannot hide a bad ceiling. You look up every day.
We repair ceilings across Richmond, VA. Cracks, water stains, sagging sections, and bad tape jobs. We cut out what is ruined, re-tape what moved, seal what stained, and finish it to match your ceiling texture. Overhead work is the messiest kind — so we hang plastic and control dust like it matters. Because it does.
Cracks, stains, and sags
Hairline cracks along ceiling seams are the most common call. They come from the house settling and the seasons shifting. The tape lets go a little and a thin line opens up. We re-tape the seam properly so it stays shut.
Water stains are the brown rings. They mean water got in — a roof leak, a plumbing leak, a bathroom overflow. If the board is dry and solid underneath, we seal the stain and refinish. Sealer locks the stain in so it cannot bleed through new paint.
If the board stayed wet, it comes out. Wet drywall sags, crumbles, and grows mold. Nobody patches over rot. We cut the bad section out and hang fresh board.
Sagging sections are the scary-looking ones. A bowed or drooping area of ceiling, sometimes with cracked tape. Usually the board pulled away from the joists or got wet. We cut it out, screw fresh board solid to the framing, and finish it flat.
Bad tape jobs show as ridges or bubbles under the paint. The last finisher rushed it. We cut out the bad tape, re-tape, and refinish smooth.
How it works
Ceiling work starts with protection. We cover your floors and furniture in plastic. We hang plastic sheeting to seal the room. Then we work.
For cracks, we open the seam, re-tape with paper tape set in compound, and build up thin coats. Each coat dries fully. Then we sand — overhead sanding with dust control — and match your ceiling texture.
For stains on solid board, we seal first. Stain-blocking primer locks the brown ring in. Skip the sealer and the stain bleeds through every coat of paint you put on it. Then we skim, sand, and texture to match.
For cut-outs, we square the opening to the joists, screw in fresh board, tape the joints, and finish like new. The patch gets the same three-coat treatment as a wall.
Texture matching is the finish line. Popcorn, knockdown, orange peel, or smooth — the repair has to match the ceiling around it or your eye goes straight to it. We match it.
Fix the leak first
One rule for every water stain. Find the water first. Fix the ceiling second. New drywall over a leak that still drips is money thrown away.
Roof leaks, plumbing leaks, AC condensate lines, upstairs bathrooms — water finds the ceiling below. Get the source stopped and dry. Then call us for the ceiling.
If you are not sure the leak is stopped, say so. We will look at the framing when we open the ceiling and tell you what we see. If it is still wet up there, we wait.
What ceiling work feels like
It is louder and dustier than wall work. Gravity works against us — compound wants to fall, dust wants to drift down. That is why the plastic barriers matter so much.
Most ceiling repairs take two visits. Day one: cut, patch, tape, first coats. Day two, after full dry time: sand, texture, finish. We clean up both days.
You can stay in the house. The sealed room keeps dust in. The rest of your home stays clean and livable.
